To further assist you with your costing and property requirements Quantum QS can also provide you with an experienced registered and chartered quantity surveyor for property tax depreciation schedules and can assist with a building progress drawdown inspection and monthly payment certifications on projections throughout the construction phase of the development.

We customise the cost planning to suit your building, planning and maintenance needs: Our building cost estimates can be prepared on an ‘approximate’ order of cost, elemental format for semi-detailed analysis or we can provide a fully detailed trade based cost estimate. We encourage the use of value management in cost planning to maximise opportunities whilst minimising unnecessary cost. We can also devise an ongoing maintenance plan for your planning and budgeting purposes.

Quantum QS’s Cost Planning& Costing a Design Procedures can be summarised as below:

  • Review Quantum QS's feasibility and initial budget estimate studies on the proposed project
  • Establish and agree on the cost planning format as above
  • Review master plan final estimate and costings based on elemental cost targets
  • Update and review cost plan as necessary due to design and material change or additional information and documentation feeding as the design develops
  • Select major elements for detail review upon concept design review including comparative analysis and value management by way of re-engineering detail of design and reconcile cost
  • During the schematic design cost review process we will compare design with the cost plan based on current market prices and conditions for all options with reconciling the final cost
  • When the project is at design developments cost review stage we will compare and analyse the design with the cost plan then prepare documentation capturing the cost changes with the initial budget
  • At the tender documentation cost review stage, we will monitor and check major components and elements, assist the appropriate building contract  whilst pricing the bill of quantities and reconciling comparing the costs with the cost plan and budget if in our scope
  • Review final tender and cost documentations along with the building contract amend final documentation to accommodate any changes that would reflect the current status
  • Then the project will escalate to the post contract stage, refer to our post contract services section for the procedure on post contract cost control
