Sinking Funds & 10-Year Maintenance Plan

Although each state government has its own legislation governing Stratum Living and Strata Complexes, they all share the common goal of ensuring that there are adequate funds for the replacement of common building and assets. These funds are typically known as Sinking Fund Forecasts, Maintenance Plans, and Capital Works Fund Plans. Although they are generally the same service, they are referred to by different names in the strata legislation of different Australian states.

The audit report includes a summary of the relevant sections of the legislation, a clear written description of the hazard, recommended remedial action, and photographic evidence of the identified hazards. However, specialist items such as essential services including lifts, mechanical, fire equipment, electrical, and asbestos-containing materials are not covered by the audit and require specialist qualifications and/or licensing for assessment. Strata schemes typically engage other consultants to test and check these assets.
